El ajuste de la paritaria conseguido por el Sindicato Único de Trabajadores de Edificios de Renta y Horizontal (SUTERH), con aumentos salariales que subieron del 32% al 44,8%, comenzará a impactar sobre las expensas de este mes, que deberán pagarse en agosto.
El gremio de los encargados logró ese ajuste para compensar el desfasaje con el índice de inflación.
El nuevo aumento consistirá en un pago adicional de $8.000 mensuales hasta febrero del 2021.
Este incremento tendrá impacto directo sobre las expensas, que representará un 8% aproximado de costo extra para los habitantes de edificios.
Teniendo en cuenta que se considera que el sueldo percibido por los encargados de edificios representa entre 55% y 60% del valor neto de las expensas, el incremento de las mismas rondará entre el 25% y el 30% promedio.
Los salarios de los trabajadores responsables de edificio, tienen diferentes valores, dependiendo si viven o no en el lugar de trabajo, la categoría a la que pertenecen, la antigüedad, si realizan actividades adicionales a sus labores básicas, como por ejemplo, tareas de jardinería, limpieza de cocheras o mantenimiento de piletas.
Se estima que las expensas básicas se encuentran en un rango de entre $4.000 a $6.000 promedio, para un departamento de dos ambientes, en la Ciudad de Buenos Aires, y algunas localidades del Gran Buenos Aires.
En el período más fuerte de las restricciones a causa del coronavirus, desde el Estado Nacional se brindó ayuda a algunos consorcios, a través del programa “Asistencia a la Producción y el Trabajo” (ATP) que se ocupó de subvencionar parte del salario de los encargados, lo que facilitó que muchas expensas se redujeran de $5.000 a $2.000.
Aún así, con los ajustes establecidos se ha elevado la morosidad en el pago.
En Capital Federal se ubica en el orden del 15%, entre aquellos que adeudan dos o tres meses. Esta estadística no abarca a quienes se encuentran en instancia judicial por arrastrar varios meses de incumplimiento en el pago correspondiente.
Antes de la pandemia la morosidad se encontraba entre el 5% y el 10%. El porcentaje de deudores se amplificó en los edificios que funcionan como oficinas, locales o centros comerciales. Ahí el nivel de incumplimiento se sitúa en alrededor del 20%.
